Greetings, neighbors! At the BHOA Annual General Meeting in April, the new Board agreed on the roles each of us would take. This is the second year of my two-year term, and I'm eager to serve now as your President. My goal for the upcoming year is to have transparency, accountability, and unity -- within the Board, and with you. Here's what I have been focusing on this month: · I scheduled a meeting with Mario at DUBCSA to discuss solutions to concerns I had brought up at Board meetings throughout 2022: that the landscaping outside our neighborhoods be cleared, the cuttings removed from sidewalks on the main road, and that those walkways be repaired. After my meeting, we saw workers moving to complete these tasks, and our neighborhoods are looking better. · I was asked to find out if it is appropriate to have audio/video recording in the offices of our staff. Multiple attorneys I checked with assure that this is not a problem, and our General Manager says she has seen fewer office issues since the installation of the cameras. · Neighbors would like to be sure they are heard, and here's how that will work. I have had a Suggestions and Comments box installed by the BHOA Office entry. Only I have the combination to the lock, so you may drop your questions, concerns and comments there. You may also direct these to our General Manager, Martha Castellanos, preferably by email. I also proposed adding an Open Forum to the beginning of our Board meetings, and the Board voted to adopt this. We ask that you submit your request for one of the five time slots up to a day before the meeting, and the first five making the request will be given two minutes to present ideas, concerns, or questions before the business of the Board meeting. · Executive Committee Jeff Sani is a technology whiz, and he is researching options to move our BHOA records and emails to the cloud for transparency and ease of use. His proposed solution will be presented at the June Board meeting. · I proposed hiring an outside auditor for an unbiased look at the records, practices, and the way our BHOA is run, and the Board agreed. This should be done after each Annual General Meeting, for transparency and as a good business practice. If nothing is found that needs changing, we can all feel comfortable. If things are found that do need attention, we can address those needs. It's a win/win. Your President and Vice-President have interviewed a recommended auditor, and are waiting for Board agreement to proceed with the approved audit. En la Asamblea General Anual de la BHOA en abril, el nuevo Consejo Directivo acordó las posiciones que cada uno de nosotros tendría. Este es el segundo año de mi mandato de dos años y estoy ansiosa por servir ahora como su Presidente. Mi objetivo para este nuevo año es tener transparencia, responsabilidad y unidad, dentro del Consejo Directivo y con usted. A continuación detallo los temas en los que me he centrado este mes: · Programé una reunión con Mario en Dubcsa para discutir soluciones a varios de los asuntos que han sido motivo de preocupación desde 2022, entre otros, que se limpien los jardines fuera de nuestros vecindarios, que se retire la basura producida al podar las plantas en las aceras y en la carretera principal, y que se reparen aceras. Después de mi reunión, vimos trabajadores realizando estas tareas y nuestros vecindarios se ven mejor. · Me pidieron investigar si es apropiado realizar grabaciones de audio/video en las oficinas de nuestro personal. Varios abogados a quienes consulté, aseguraron que esto no es un problema, y nuestra Gerente General dice que ha visto menos problemas de oficina desde la instalación de las cámaras. · Los vecinos desean asegurarse de que se les escuche, y así es como funcionará: Un buzón para Sugerencias y Comentarios ha sido instalado en la entrada de las oficinas de la BHOA. Sólo yo tengo la combinación del candado, por lo que sus preguntas, inquietudes y comentarios pueden depositarse en este buzón, o si lo prefiere, puede dirigirlos a nuestra Gerente General, Martha Castellanos, preferiblemente por correo electrónico. También propuse, y así se aprobó, implementar un foro abierto al inicio de las reuniones del Consejo Directivo. Le pedimos que envíe su solicitud para usar uno de los cinco espacios de tiempo abiertos al público, hasta un día antes de la reunión; los vecinos que presenten las primeras cinco solicitudes tendrán dos minutos para presentar sus ideas, inquietudes o preguntas antes del inicio formal de la reunión del Consejo Directivo. · El Comité Ejecutivo, Jeff Sani, es un experto en tecnología y está investigando opciones para mover los registros y correos electrónicos de la BHOA a la nube, no sólo por la transparencia sino también por la facilidad de uso. Su propuesta se presentará en la reunión de Consejo Directivo de junio. · Propuse, y así fue aprobado por el Consejo Directivo, contratar a un auditor externo para que realice una auditoría imparcial a los registros, prácticas y la forma en que nuestra BHOA opera. Por transparencia y como una buena práctica comercial que nos beneficia a todos, esta auditoría externa debería hacerse después de cada Asamblea General Anual. Si no se encuentra nada que requiera cambios, todos nos sentiremos cómodos. Si llegaran a encontrarse cosas que necesitan atención, será la ocasión perfecta para atenderlas como es debido. Su Presidente y Vice-Presidente hemos entrevistado a un auditor recomendado y nada más esperamos que el Consejo Directivo de su visto bueno a este candidato para proceder con la auditoría que ya fue aprobada.
